We were direct to vendor and had been negotiating these deals for a few weeks prior to marketing them. Therefore we had developed a good relationship with the vendor and were able to iron out any concerns ahead of introducing a buyer to them. 

It is key that a good relationship with the vendor is built prior to introducing buyers otherwise deals can fall down and both parties can feel frustrated. That is why we always do our own due diligence on every property we intend to source in order to make the purchase nice and simple for our clients.
